How long will my house sale/purchase/remortgage take?

How long it will take depends on various factors outside of our control such as how long it takes for draft contracts to arrive, the search providers timescales, how long it takes for your mortgage offer, to arrive (if applicable). The average process for a sale or purchase takes between 6-10 weeks depending on complexity. A typical remortgage transaction takes around 4 – 6 weeks

It can be quicker or slower, depending on the parties in the chain. For example, if you are a first time buyer, purchasing a new build property with a mortgage in principle, it could take 4 weeks. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, between 2 and 3 months. In such a situation additional charges would apply.

Stages of the process

The precise stages involved in the purchase of a residential property vary according to the circumstances. However, below we have suggested some key stages that would normally occur:

  • Take your instructions and give you initial advice
  • Check finances are in place to fund purchase
  • Receive and advise on contract documents
  • Carry out searches
  • Obtain further planning documentation if required
  • Make any necessary enquiries of seller's solicitor
  • Give you advice on all documents and information received
  • Go through conditions of mortgage offer with you
  • Arrange for you to sign contract documentation
  • Agree completion date (date from which you own the property)
  • Exchange contracts and notify you that this has happened
  • Arrange for all monies needed to be received from lender and you
  • Complete purchase
  • Deal with payment of Stamp Duty/Land Tax
  • Deal with application for registration at Land Registry

Conveyancing Fees:

When buying a property it will be necessary for certain searches to be carried out on your behalf, depending whether you are buying with or without the aid of a mortgage. The price of the searches varies depending on the location of the property.

In the quote estimator below we have included search fees for the Local Authorities and utility providers in our region, at the time of writing. If the property you are buying is not within these regions please call us to obtain the search fee for the relevant the Local Authority/utility company fee.

If you have an abortive sale or purchase you will have to pay the disbursements we have paid out, such as search fees, and our fees will be a proportion of the work undertaken up to that point.

Sale fees

Work undertaken on your behalf: carrying out essential identification and anti-money laundering checks, drafting of contracts and deduction of title, liaising with purchaser’s solicitors and replying to enquiries, obtaining mortgage redemption figures, obtaining client’s signatures on documents, exchanging contracts and organising completion, arranging for mortgages to be redeemed on completion and providing the purchaser with documentation following completion

Remortgage fees

Work undertaken on your behalf: carrying out essential identification and anti-money laundering checks, investigation of title, requesting required searches and advising client on any additional searches that may be required, checking mortgage terms and conditions and ensuring compliance, drafting transfer deed supplying certificate of title to mortgagee and requesting funds, preparing completion statement for client and registering the change of ownership at the Land Registry.

In addition there may be additional charges applicable which depends on the unique nature of the transaction e.g. properties with a second charge secured on the title require more work, the property may have a defective legal title, a Licence to assign is required, the property is unregistered title, a Deed of Trust is required, a Statutory Declaration is required, we need to obtain an indemnity insurance policy on your behalf, you wish us to post your deeds amongst others.
